See your property through the potential buyer's eyes. This means starting with the part of your house that is visible from the street. Buyers will begin making judgments on your property the moment they first lay eyes on it. Make sure the lawn is cut and nicely kept. Even adding a few extra plants, potted or planted, in the yard will help. Make the buyer want to come see if the inside is as nice as the outside of your house.

Most potential buyers do not want to buy a "fixer-upper" so make all the repairs necessary to your house before showing it. Make sure all of the fixtures are securely fastened and work properly. Get WD40 for the noisy hinges and make sure all of the plumbing is functional. Get a friend to do a walk-through with you to spot flaws that you may have gotten used to and now ignore.

Make sure that your house is rid of any unwanted guests. This means insects, rodents, spiders, etc. If a potential buyer sees anything of this nature it may cause them to think there might be a deeper infestation. Call an exterminator if needed.

Keeping your residence neat and organized will help highlight the various features of your home. Unwanted clutter can make a house seem smaller and less engaging to the buyer.

A dirty house will almost always turn off a buyer's interest. Make sure to give your house a thorough cleaning. Get every nook and cranny. Dust, mop, and vacuum. Even going over all of the wood in the house with a polish will vastly help.

Allow the buyer to visualize the house as their own by removing any personal effects. By packing up your photos and such, the buyer can imagine their own stuff fitting in each room.

Make your home more inviting during the darker winter season by adding more light to your house. Add more lamps in areas that may not get as much light. Also, try using higher wattage bulbs in your current light fixtures. The brighter a home is the more appealing it will be to the buyer and the more comforting the home will become.

Make sure that the walls in the house looks as new as possible. This means either repainting the walls or washing them extremely well. New paint is the best way to go.

Another important step in preparing your house for the market is to make sure the floors look great. If you have carpet, get it steam cleaned or replaced if needed. If you have tiled floors, make sure there are no cracked or stained tiles and, if there are, then replace them. Remember just because you are used to the way it looks, the buyer may find any imperfections unpleasant and may choose to pass on the house then trying to fix the problem.

If you have pets, it may be best to house them somewhere else when showing your home. You may love your pets and be used to their odors, but the buyers will not be and may be turn off by the smell. Also, the buyer may be allergic to your pets. Be sure to de-odorize any of your pets favorite places.

If you are having trouble selling your house (and, given the current economic situation, who isn't?), consider renting your house. You may be able to find suitable renters willing to pay what you're looking for in rent each month who may wish to buy the house at some point down the road. Or, at the very least, you are keeping your house occupied and generating some income for yourself. Just make sure that you investigate your potential renters thoroughly first, and that you do not break any fair housing laws while doing so. You cannot discriminate against potential renters based on race, sex, marital status, or any other factors such as these.

Well people always love beautiful things and it happens in house cases too. when a person is spending money for something he will definitely go for best.so guys if you are going to sell your house please make sure that presentation of your house must be impressive.Just get your house painted before selling and see if all the facilities are available.

Before the Home Inspector arrives make sure you check your crawl space. Scrap wood can become damp and attract termites. That could be a red flag for potential buyers.
